The NAR settlement of multiple lawsuits has flipped the real estate market on its head - particularly when it comes to how agent commissions are paid and by whom. Starting in August 2024, the practice of listing agents advertising how much of the buyer's agent commission their sellers will pay is OVER and DONE. Buyers will now be REQUIRED in all states to sign contracts with agents for any services received from the agent - even just to show them available houses. Many, if not most, buyers will be ultimately responsible for paying their agent's commission themselves - an expense OVER and ABOVE their other expenses such as down payment and closing costs. Many buyers will simply be unable to afford this and should not be locked out of the housing market because of these rulings!
