For many years buyers used a real estate agent to help them find their dream home, make an offer, get inspections and appraisals done, negotiate issues that arose, and ultimately buy the house of their dreams. They didn't have to sign a contract, and they didn't have to pay that agent to represent them.
Agents tirelessly helped buyers by showing them available properties, helping them narrow down choices, working with lenders to get clients qualified, negotiating and writing offers and counteroffers, and ultimately assisting with all paperwork leading up to closing.
Buyers' agents didn't hesitate to work countless hours without up front compensation, because they were confident, they would be paid after closing by receiving their portion of the commission shared by the seller's listing agent. In 2024 the National Association of REALTORS settled various lawsuits and - in short - the rules have now totally changed in ways that DRAMTICALLY AFFECT HOME BUYERS.
Under the new rules, buyer agents are now REQUIRED by law to have a written representation agreement with a buyer before doing anything for them - including just showing them a house. And sellers will now specifically choose whether to offer any type of concession to compensate buyer agents. Chances are many sellers will choose to pay only their OWN listing agent.
Where will this leave many buyers? It will leave them with having to PAY out of pocket for their own agent. Many buyers simply CANNOT AFFORD to do that!
For may buyers - particularly ones who struggle to come up with the down payment - this added expense of paying an agent thousands of dollars will effectively close the door on home ownership. This is WRONG! This is why you must become a Savvy Buyer! The truth is, with some self-educating, you CAN DIY your transaction and save yourselves thousands of dollars!
